Getting to know what you want and need is the key to a successful project. We’ll discuss your ideas in detail to create an architectural brief – a plan that will develop and change as the project progresses.

Once we understand your goals, we move into the concept design phase. This is where we explore ideas and give you enough information to make good decisions about how to get the best from your project.

We follow the RIBA work stages – a step-by-step process that helps keep everything organised. This ensures everyone on the design team is on the same page and communication stays clear from start to finish; read below for a more detailed breakdown of stages.

Stage 1
Strategic Definition, Preparation & Brief

Let’s get to know each other!  This is a meet and greet at your property and learn about your wants/needs to help craft the architectural brief.

Stage 2
Concept Design

Bring your ideas to life by creating concept schemes; normally, three options will be produced with a follow-up meeting to discuss the design document. Clients often pick and choose between the three options to create a preferred option to progress to the next stage. ​Design analysis document with early high-level cost estimates.

If the project is likely to be complex planning permission, we will suggest other consultants to begin being involved, such as planning consultants and heritage experts.  
 
We will discuss the best planning route to achieve your desired result from permitted development, pre-application advice, house holder planning applications and full planning applications depending on the project requirements.

Stage 3
Developed Design (planning applications)

This stage refines the design, making sure the architecture works smoothly with increased levels of detail. Creating the necessary documents to support any planning applications as required.

The project will be checked to see that everything meets building regulations. The finalised package will be issued to the client for approval prior to submission to the local planning authority.

Stage 4 A
Technical Design (Building Regulations)

Permitted development planning route
If your project doesn't require planning permission, you can progress with the building regulations, potentially skipping formal permission.

Planning permission required route
It is suggested that you start work on this stage after you receive planning approval.
 
Steps in the Process:

  • Detailed technical drawings and building regulation specifications

  • Final client sign off

  • Submission to building control

Stage 4 B
Technical Design (Tender)

Once you’re happy with the design, we can create detailed drawings, specifications, and a schedule of works.

 

This information is used to get competitive bids from 3 to 4 contractors, making it easy to compare their offers.

 

We also help you find and vet the right contractors, ensuring you get the best value for your project.

Stage 5
Construction

Depending on the chosen package, our involvement will change.

​

Construction starts and your design takes shape. We oversee the building contract, making regular site visits to ensure everything meets our high standards and matches the drawings and specifications.

​

We stay in close contact with the contractors, keeping a careful eye on progress to ensure you're only paying for work that's done to the highest quality and delivered on time.

Stage 6
Handover

With construction complete, we carry out final inspections, address any remaining details, and provide the necessary information to hand over information to the client.
